Every building with smart EV chargers must subscribe to a cloud-based software service to manage them. Software services like ChargeLab allow buildings to configure, monitor, and monetize their EV chargers.

In most commercial buildings, the building owner pays the subscription fee for the charging station management system (CSMS) and recoups these costs through EV charger usage fees billed to visitors. This model also applies in some multi-family buildings, particularly rentals.

In other multi-family buildings, particularly condominiums, the condo corporation or property manager chooses to bill residents directly for the CSMS subscription. This is typically done for fairness—only residents with an EV charger are asked to cover ongoing operational costs. When residents are billed directly, the energy usage fee is typically set lower, since the building does not need to recoup a monthly software cost.

  • Administration of energy usage fees, including sales tax compliance and compliance with weights and measures standards (NTEP, CTEP, and Measurements Canada)
  • In some cases, power management that enables your building to offer EV charging to more residents without being limited by existing electrical infrastructure

Your Subscription Does Not Include

  • Per-session energy usage fees, which are billed separately at the rate set by your building
  • Parts or labour hardware warranty for your EV charger
  • Technician visits to repair or replace your EV charger
  • Parking space rental fees
